What are the starting prices?

Where are the residences located?

On Emerald Caye — a private island set within Belize's largest protected marine reserve, just off the coast of Ambergris Caye. The island spans 28 acres of coral gardens and mangrove channels, with direct access to a private 1.5-mile sandbar and a short boat transfer to Secret Beach & San Pedro's restaurants, galleries, and town amenities.

What types of homes are offered?

Two and four-bedroom overwater villas, starting from 2,500 sq ft. Each residence is designed around indoor-outdoor living — private decks above the water, natural stone and timber interiors, and views from reef to open sky. Do owners have access to the Six Senses resort?

Yes — owners have full access to all Six Senses amenities. Two signature restaurants, a private 1.5-mile sandbar and beach club, spa and wellness centre, The Nest social lounge, oceanfront yoga pavilion, kids club, and fitness centre are all part of daily island life. Owners receive priority reservations, preferred seating, and VIP status across all Six Senses properties worldwide.

Is ownership fully deeded? Can foreign buyers purchase?

Yes. Ownership is fully deeded freehold. Belize operates under British common law and permits foreign nationals to purchase and hold title directly — one of the more straightforward international ownership structures available. We recommend buyers engage independent legal and tax counsel as part of their process.

Is there a rental program?

Yes. A professionally managed rental program will be available for owners who wish to participate — managed through Six Senses' hospitality platform. Participation is optional, not required. What fees should I expect as an owner?

Standard closing costs apply to the purchase transaction. Ongoing HOA fees cover island maintenance, utilities infrastructure, landscaping, security, and shared amenity upkeep. A full fee schedule is included in the Buyer's Guide and is available on request from our Private Client Director.

What is the main airport, and how do I get to the island?

Fly into Philip S. W. Goldson International Airport (BZE) in Belize City. From there, a 15-minute domestic flight connects you to San Pedro (SPR), followed by a private boat transfer directly to Emerald Caye. Owners and guests arrive via the island's private pier — no public marinas, no crowds. Our team can help coordinate every leg of your journey.

How long is the journey from North America?

Belize is closer than most Caribbean destinations. Direct and connecting flights to Belize City (BZE) from Houston (approx. 2 hrs), Miami (approx. 2 hrs), New York (approx. 4.75 hrs), Chicago (approx. 4.5 hrs), Los Angeles (approx. 4.75 hrs), and Toronto (approx. 4.5 hrs). Most owners find the journey easier — and shorter — than they expected.

What is the climate like?

Warm and tropical year-round. Air temperatures average 79°F / 26°C; sea temperatures average 84.5°F / 29°C. The island's west-facing position creates naturally sheltered, calm water conditions. Dry season runs from late November through April — typically the most popular window for owner stays and visits.

What sustainability measures are part of the project?

Sustainability is embedded in how Six Senses builds and operates. At Emerald Caye this means low-impact construction designed around the reef, solar-supported infrastructure, responsible integration with the marine reserve environment, and stewardship built into island operations long-term. Does Sargassum affect the property?

Emerald Caye sits on the west side of Ambergris Caye, in a sheltered bay. The west coast is protected from sargassum, which primarily affects the exposed eastern and southern shores of the Caribbean. Guests and owners consistently experience clear, calm water.

What is the hurricane risk?

Belize lies south of the primary Atlantic hurricane belt, placing it outside the path of most storm systems that affect the northern Caribbean. The structures at Emerald Caye are engineered and built to current wind and storm standards, consistent with Six Senses' approach to resilient coastal construction.

What is the expected completion timeline?
